Has the bubble popped?

Here's the answer..

Since returning from holiday's I've spent most of my time catching up with friends and clients (often a grey line between the two), finding myself astounded by the consistent suspense in their eyes when asking what to expect from the 2016 property market.

Typically, we find people often 'eye off' and quote RBA reports and auction clearance rates to make their own expert assessments of market volatility. As you would likely know by now, rates have been kept on hold for another month and auction clearance rates were only 35.71% last week (according to REA Group).

At a glance, a simple assessment would suggest the real estate market appears to lack confidence. Don't you think?

Whether you're buying or selling, low interest rates are usually a positive and supporting factor in any transaction. Sellers want to be confident that a buyer can afford their property - and let's be honest, we all love to go shopping when money is cheap. 

As for the auction clearance rates over the past few weeks, we need to assess the reliability of this number before making any assumptions.

Last week in NSW there were 61 scheduled auctions on RealEstate.com.au.. (a mere 12 the week before that).  In comparison, a typical 2015 week could see Sydney sellers list for over 1,400 auctions*! Safe to say that such small numbers don't provide a current and reliable foundation for prediction either way.

January listings often include unsold listings from the year prior. The new listings that buyers are actively waiting and motivated for have only just started to be advertised. Until this first wave of fresh listings run to their scheduled auctions, and new private treaty sales can be assessed against last year's comparables, the RBA and in particular auction clearance rates, will provide little insight. 

So what's my answer? Well to be honest, nobody has a crystal ball - but everybody has dreams. Regardless of what the market holds for the year ahead, the right strategy, support, and honest guidance can get you there.

The game is changing..

Did we establish if the chicken or the egg came first?

After just having the biggest month our office has seen, it was interesting to take a look at what contributed to its success. It didn't take long to establish that some of our biggest sales have actually been "off-market" deals with no marketing or public showings. In each of these situations the buyer had already been put into our database following an online enquiry, phone call, or after the open home of an active listing. While these buyers were initially waiting for us to notify them of a newly listed property that suits their needs, our question somehow changed from "do you like this one?" ..to.. "what do you want?".

Knowing the buildings in our focus area so intimately enables us to know exactly where to find the key attributes that a particular buyer is looking for.. of course, providing it exists. In a sellers market where the number of active listings are so limited, our focus has unexpectedly evolved from trying to find vendors, to trying to find properties. This is all done in the capacity of a selling agent, and not a buyers agent. This position allows us an opportunity to run the property to market and retain the opportunity, should a discrete sale not eventuate.

Interest Rates Stay On Hold

The Reserve Bank has today kept rates on hold leaving the official rate at 2.75%, following the four rate cuts we've seen over the past year.

RBA Governor Glenn Stevens says "growth in the global economy remains slower than average, and the bank also expects Australia's economy to keep growing at a sluggish pace"

"At today's meeting the board judged that the easier financial conditions now in place will contribute to a strengthening of growth over time, consistent with achieving the inflation target. It decided that the stance of monetary policy remained appropriate for the time being," he said.

We are currently seeing unusually high levels of proactive buyers in the market, many seeking to purchase properties pre-auction or off market and expired listings. Seller's still seem hesitant to accept that the market is strengthening, however we hope to see a change in this very soon.
